Two additional 80-acre parcels are also available.

 Both offer potential building sites with incredible views, southern exposure, rock outcroppings and grazing meadows. In fact, Saguache County allows dividing acreage into 40-acre plots without invoking subdivision regulations. Colorado water law permits domestic wells (as opposed to inhouse wells) on individual plots 35 acres or larger. So these 240-acres could readily be converted into six 40-acre tracts with water for gardens and livestock.

Parcel B lies directly east of the domestead parcel, sharing its eastern edge. This acreage contains a wonderful small ridge for a building site above a secluded meadow, and includes the top of a high ridge at its northeast corner. Both ridge areas are densely populated with pinon pine.

Parcel C lies directly south of Parcel B, sharing its southern edge. This acreage is mostly open grazing area. The eastern edge of both parcels B and C adjoin public BLM land, as do the northern borders of Parcel A and Parcel B. All eastern and northern borders adjoining BLM are fenced.

The full north-south length of Parcels B and C is 1 mile with a very gentle upward slope toward the north, possibly holding the potential for a landing strip for small aircraft.
